For the past decade, not enough new homes were built to keep pace with population growth and now office vacancies are posing a crisis for landlords in 2024. For financial planning and investment professoinals, direct investment in real estate, an alternative asset class that diversifies securities portfolios, is crucially important. 

Based on four decades of experience, instructor James Wacht shares his methodology for analyzing real estate deals in this first class of a four-class course. After attending this introductory class, participants will be able to answer key questions about real estate investing, including:    

  • How should an advisor align the investment objective and the investor?
  • How does the investment fit within the client’s portfolio?
  • What are the asset classes in real estate?
  • How are real estate investments categorized?
  • What are the main ways to invest in real estate and forms of ownership?
  • What is the “capital stack” order of liquidation priority? 
  • What market trends should you look for?
  • How to analyze quality of the asset

James (Jim) Wacht is the principal owner of Lee & Associates NYC LLC, a Manhattan real estate brokerage. Over the past 40 years, Jim invested in or acquired more than 50 multifamily, industrial, commercial, and retail properties. A member of The Board of Governors of the Real Estate Board of New York, in 2011 Jim co-founded Lee & Associates NYC, a network of 76 offices throughout the United States and Canada with over 1,400 real estate professionals.

This class is eligibile for one hour of CE credit for CFP® , CIMA, CPWA, CPA and PACE credit toward the CLU® and ChFC® designations.
