Office vacancies are widely expected to pose a crisis for landlords in 2024, and America has failed to build enough housing to accommodate population growth for over a decade. Real estate is, thus, important for diversifying securities portfolios, especially with stocks breaking record highs.

This second class in a four-part course, teaches financial planners and investment advisors about the metrics in real estate investing. Instructor James Wacht, who has invested in real estate for over four decades, shares his methodology. After attending this class, participants will be able to answer key questions about real estate investments, including:

  • What are the basic metrics in real estate investments?
  • What are the main components of return projections?
    • Capitalization rate/return on investment
    • Yield on cost
    • Equity multiple
    • Discounted cash flow
    • Internal rate of return

James (Jim) Wacht is the principal owner of Lee & Associates NYC LLC, a Manhattan real estate brokerage. Over the past 40 years, Jim invested in or acquired more than 50 multifamily, industrial, commercial, and retail properties. A member of The Board of Governors of the Real Estate Board of New York, in 2011 Jim co-founded Lee & Associates NYC, a network of 76 offices throughout the United States and Canada with over 1,400 real estate professionals.
