Description

Real Estate Investment Analysis Case Studies

Class 4 of 4

This is the final class in a four-part course, teaching financial planners and investment advisors about the details of direct investments in real estate.

This class applies lessons learned in the three previous classes by giving participants a detailed view of real-world examples: two case studies of recently completed investments.

Instructor James Wacht, who has invested in real estate for over four decades, shares his methodology for analyzing real estate in this course.

  • Grocery anchored shopping center
  • Single tenant medical property

Attendees will learn the answers to the following questions:

  • What does an offering memorandum disclose?
  • Key concept in understanding cash flow projections?
  • What questions must be answered in evaluating an investment property?
  • How do key analytic techniques apply an actual investment?
  • How to analyze a shopping center investment?
  • How to analyze a single tenant triple net-leased real estate investment?

America has failed to build enough housing to accommodate population growth for over a decade, creating opportunities. Meanwhile, office vacancies are widely expected to cause a crisis for landlords in 2024. Direct investment in real estate, an alternative asset class that diversifies securities portfolios, is crucially important for financial advisors to understand.

James (Jim) Wacht is the principal owner of Lee & Associates NYC LLC, a Manhattan real estate brokerage. Over the past 40 years, Jim invested in or acquired more than 50 multifamily, industrial, commercial, and retail properties. A member of The Board of Governors of the Real Estate Board of New York, in 2011 Jim co-founded Lee & Associates NYC, a network of 76 offices throughout the United States and Canada with over 1,400 real estate professionals.
